The build-to-suit office building has emerged as an alternative for companies that require specific features but would rather not invest in developing their own buildings, says Jones Lang LaSalle, a professional services firm specialising in real estate.
The option allows the tenant to design a new facility without having to build and own the premises, and at the same time ensures a steady income stream for the developer.
Michael Tang, the head of project and development services at Jones Lang LaSalle, says the trend is catching on in countries all over Asia, including Singapore, China, India, Malaysia and Indonesia.
