Thon Buri hotting up

Condominiums near the skytrain extension line in Thon Buri have proved popular, with an average take-up rate of 78%, as they are cheaper than locations close to the central business district.

Samma Kitsin, director-general of the Real Estate Information Center (REIC), said the line, opened in 2009, has drawn property developers to create condo projects. Sales have flourished because unit prices are lower than those across the river in the Sathon-Silom area.

"Locations near Bang Wa and Wutthakat stations are on the outskirts, but passengers take only 20-25 minutes to get to Siam station," he said.

In the near future, the Bang Wa station area will attract more developers and buyers, as it will be an interchange for the Green and Blue lines between Hua Lamphong and Bang Kae, said Mr Samma.

Within 500 metres of the skytrain stations from Thon Buri to Bang Wa, 14,900 units from 31 condo projects were launched from 2009 to last month.

Most condo units were near Krung Thon Buri station, with eight projects totalling 2,500 units, of which 93% were sold. Unit prices were 70,000 to 120,000 baht per square metre.

Second most popular was the Wutthakat station area with 3,800 units from seven projects and a sales rate of 70%. Unit prices were 65,000 to 86,000 baht per sq m.

Wong Wian Yai station had seven projects with 2,500 units, of which 79% sold.
