Developer AP rolls out 19 new projects

B24bn plan focuses on low-rise housing

The SET-listed property developer AP (Thailand) plans to grow its sales to 21 billlion baht this year and plans to launch at least 19 projects worth a combined 23.9 billion.

Chief executive Anuphong Assavabhokhin said 13 low-rise projects will be worth 13 billion baht, while six high-rise projects will be worth 10.9 billion.

AP plans to introduce three projects in the first quarter. Soul, on Ratchadaphisek Soi 68, has already opened for sale and is the only high-end housing project available on Ratchadaphisek Road.

The developer is set to launch Baan Klang Muang Pibulsongkram on Rama VII Road and The City, a single-house project on Ram Intra Road, this month.

As of Feb 16, the company had a backlog worth 23.5 billion baht, with 2.4 billion belonging to low-rise projects and 21.09 billion to condominiums.

AP yesterday reported revenue of 19.98 billion baht in 2013, a rise from 17.5 billion in 2012. Its whole-year profit dropped slightly to 2.01 billion baht from 2.18 billion.

Sansiri Plc (SIRI) yesterday reported 2013 revenue of 28.98 billion baht, down by 4% from 30.08 billion in 2012. Its net profit fell by 34% to 1.93 billion baht.

The decrease in revenue was caused by a fall in project sales and revenue from projects for rent, which dropped by 4% and 20% respectively.

Revenue from project sales comprised 96% of total revenue, Sansiri said in a statement to the Stock Exchange of Thailand.

Sansiri earlier said it plans this year to develop only 19 new projects worth a combined 33.3 billion baht, about half last year's number, with a 29% decrease in presales, citing rising concern over political instability.

It plans to launch only nine new condos worth a combined 17.6 billion baht this year. Last year, Sansiri launched 29 condo projects worth 42 billion.

Shares of AP closed yesterday on the SET at five baht, up six satang, in trade worth 72 million baht.

SIRI closed at 2.02 baht, up nine satang, in trade worth 371 million baht.
