Real estate in Pattaya area

Hello all,

I've been doing some research on the net trying to find some good accommodation for myself, my wife and son in the Pattaya or Jomtien area (long term). Bangkok if we have to. I feel that all the English real estate websites have prices listed that are way higher than a real estate would charge catering to Thai's. Therefore I was wondering if anyone had any good links to some online sites that charge the normal going rates?

Just incase anyone wonders, we're looking for something nice, 3 or 4 bedrooms, kitchen like we are used to. Pool would be nice but not a necessity. Does not need to be close to the beach, a 20 or 30 minute walk is fine. Rather be away from the hustle and bustle and live in a nice area for a six year old.

Buy a Bangkok Post, open the realty section.
Also you can find a telephone number from same section, of Jon Lang Wuton or Richard Ellis, the brokers that are most trustful.
They will provide legal, right rent contract.
Commission is generally paid by landlord, 3 %.

I recommend to take well appointed condominium (apartment), than individual house that is inconvenient to a foreign family, unless you are diehard warrior to protect your family from thief or a good plumber who can seal off all insent invasion, snake sneaking into your bedroom.

Nearing to school, or Tesco is a way to comfort. Avoid deep walking back street (in Thai is called SOI.). Nearby a police booth is partly guaranteed free of thief or robber.

Watch your family safety first. Thailand is no more safe nation.

After having lived and rented in Pattaya for over 7 years here is my observations and my experience.
I would rather use a Western or English property service and pay a little more and not have to worry about whether you are going to get your deposit back or some other scam. I have been //// to, mislead, and had several scams attempted on me....all by Thai owners.
Also, renting homes in the Pattaya/Jomtien area can be a roll of the dice. Breakins to homes are common and, my suspicions are that the very people who are hired to guard the complex may be the same ones conducting the thefts. Also, there are water problems to many homes in the Pattaya/Jomtien area.
Unlike the Western world where you have courts to resolve grievances, expect no help here.
After renting from Thai owners and having all sorts of problems, I switched to Winnies Property Service in South Pattaya. They are reliable and I had no problem getting my full deposit back when I left.
