Perhaps you could place an advertisement in a local classified newspaper and install a sign out the front of the apartment block advertising the property for sale, as well as letting the strata-body know of the opportunity so that they might inform prospective buyers.

Have you conducted real estate transactions yourself before, because there maybe a few legalities regarding title that you ought to ensure before settlement. Did your friend purchase the property privately to begin with? because if so she should have all the knowledge required to conduct the sale properly herself, without the help of an agent.

Personally, I reckon anyone who buys a condo would have to be mad, when you can rent them so cheap instead.

I really don't know a great deal about it, and every serviced apartment I've rented has been among the more economical sort of premises, where you may or may not get hot water, but if I had a family and intended to stay for a decade or more then that would probably change my rent/buy opinion, and'd it might make more sense to buy; over the long term where there is family and probably a need for stability and more than one bedroom etc.

It did come across as a little strange that your friend is selling and repatriating herself due to pregnancy, in that respect, but everybody has their own reasons and I don't want to get personal, but just wish you the best of luck in helping her to sell the property (condo) as quickly as possible. It's beyond my level of expertise from here, but good luck.

Please excuse me if I am wrong here, but is the reason you don't want to use an agent because you are getting the commission on the sale? If so advise the agents that they need to share commission with you, there is plenty to go around there.

Seems we've either got a breakdown in communication here or some entrepreneurial smart ass of unknown nationality trying to break into the real estate business... I don't know about you but the whole thing looks pretty dodgy to me
