The highest land prices in Bangkok

The highest Bangkok land prices in 2013 were once again in Siam Center (1.6 million baht per sq w, all land in the Siam Center area is leasehold) and Chidlom and Phloenchit at 1.65 million baht per square wah where land available for new development is rare. Land near the Times Square Building on Sukhumvit Road and in the Nana area went for 1.5 million baht per sq w on average, while Wireless Road and the Sala Daeng area saw an average price of 1.4 million baht.

The lowest land prices in Greater Bangkok were in the Lam Luk Ka area of Pathum Thani (2,500 baht per sq wah), a location quite far from the capital with insufficient facilities and roads. Next cheapest was land opposite the Bang Sai Arts and Crafts Centre, which is remote and not zoned for large-scale and high-rise construction. These two areas were among three where land prices dropped during 2008-13. The other was lightly populated Nong Chok.

Among 10 locations along current and future mass transit lines, the highest increase in average land prices last year was along the Blue Line between Bang Sue and Tha Phra at 12.8%. That was followed by locations along On Nut-Bearing (10.5%) and the Blue Line between Hua Lamphong and Bang Khae (10.1%). The average increase in  the 10 locations was 8.9%.

Growth in land prices for Bangkok and the vicinity this year is estimated at less than 3%, the lowest since 2010. Land prices have risen every year since 2000. During the past 10 years, the lowest increase was in chaotic 2009 (2.9%). The average yearly increase during 2004-13 was 4.4%. Other years when the average increase in land prices fell below 4% were 2008 (3.4%) and 2012 (3.7%). Prices rose by 4.6% in 2013.

SPORTS TELEVISION 

GMM Grammy teams up with CTH for English Premier league

CTH has teamed up with giant pay-TV operator GMM Z, a subsidiary of entertainment giant GMM Grammy, to offer a new package of English Premier League (EPL) football, called CTHZ, with an aim to expand its subscribers. The EPL package will strengthen the company's sports content for pay-TV services. It currently holds broadcast rights for eight football competitions: Germany's Bundesliga, France's Ligue 1, England's Sky Bet Championship, the Brazilian League, Japan's J League, Netherlands' Eredivisie, the Capital One Cup and Uefa's Euro 2016. 

The CTHZ package is expected to draw 100,000 new subscribers this year. CTH is using a revenue-sharing scheme for the CTHZ package and will also join hands with other satellite TV platform operators such as ThaiSat, LeoSat, DinaSat and Infosat but is not in talks with key competitor TrueVisions. GMM Z will take care of marketing for CTHZ Premier League and will charge subscribers 999 baht a month for six channels of EPL content plus another 35 channels from Fox International.  

CTH's revenue has missed its earlier target of about 3 billion baht by about 1 billion baht with subscribers being lower than expected, while the lack of efficient management in billing and collecting subscription fees handled by an outsourced firm was another factor.

Finance Ministry starts loan auctions for rice payments 

The caretaker government plans to secure bridge financing from local banks to pay the angry rice farmers who are also the Pheu Thai Party's main voters. The Public Debt Management Office (PDMO) will start bridge-loan auctions today to pay farmers by the end of this month. The Finance Ministry invited 32 financial institutions to participate in the bidding aiming to raise 20-40 billion baht worth of loans from each auction. The BAAC will later issue bonds to be guaranteed by the Finance Ministry to pay the short-term loans.

The Finance Ministry decided to go ahead with the borrowing plan after the Council of State had given it a green light, saying the move will not add new debt burden. The ministry plans to transfer the budget set for infrastructure investment to pay the farmers. The BAAC will no longer need to offer relief measures to farmers following the government's clear-cut plan.

The state legal adviser, the Council of State, told the government it could proceed with the 130-billion-baht borrowing plan but the letter sent to the ministry was allegedly signed by the council's secretary-general, instead of its committee as required by the cabinet' s 1949 resolution. It is also the Constitution Court, not the Election Commission, which can decide whether the borrowing is legitimate.
