Commercial properties in bangkok's northern suburbs looking good
New residential developments and government offices are boosting the prospects for retail outlets

Bangkok's retail market is divided into three main areas _ city, city fringe and suburban. The largest share of retail space is concentrated in suburban Bangkok, totalling 2.56 million square metres, compared with 1.62 million in the city fringe and 1.33 million in the city.
In all three areas, community malls have become an increasingly popular form of development, with supply growth particularly strong. The outlook has been less bright for non-food retail businesses, pulling down revenues of superstores last year as consumers cut spending on non-essential products because of the floods.
Rental rates for retail space vary across the capital depending on location, with both motor and foot traffic being major determinants. The average rental rate for retail space in the city area was between 1,500 to 3,000 baht per square metre per month, compared with 1,400 to 2,800 baht in the city fringe and 750 to 1,500 baht in suburban areas.
