D Well Grand diversifies

D Well Grand Asset Co Ltd, the property developer, has diversified into single house and town house development and plans to launch four new projects worth 1.35 billion baht over the next 12 months.

DHabitat, with 56 single houses priced from 6-8 million baht, launches next month.

Managing director Thavanan Tanesdechsundhara said the planned low-rise projects will be located in Bangkok's suburbs and near the new mass-transit extensions, in the middle to upper-end price segment.

Among them will be DHabitat, which will be launched next month.

The 350-million-baht project will comprise 56 single houses priced at 6-8 million baht.

Thavanan: Takeover is the fastest strategy

It will be located on a 12-rai plot on Ratchaphruek Road, which the company acquired from the Nusasiri Group for 100 million baht last year. The 12-rai plot is a part of the 30-rai Baan Krissana project.

"Takeover is the fastest growth strategy as we don't need to wait for land development and permits," said Mr Thavanan. "We plan to be more professional so we need to diversify to low-rise."

The project will be the company's third project since its establishment in 2007, following the D65 and D25 condominium projects on Sukhumvit Soi 65 and Thong Lor Soi 25 launched in 2008 and 2011, respectively.

Construction of D65 was completed in 2010, and 190 units worth 650 million baht were sold out. D25, with 98 units worth 450 million baht, has 10% of units remaining and will be ready next year.

The company is in talks with a landlord to buy a two-rai site along Sukhumvit Road where it planned to develop a condominium project next year priced near 100,000 baht per square metre or 3-5 million baht a unit.

With combined registered capital of 340 million baht, the company and another two affiliates are 75% held by the Tanesdechsundhara family. The rest is held by Choodej Techapaibul, a son of Vichian Techapaibul, managing director of the now-defunct Srinakorn Bank.
