Khaokor expects wider road to help sales

Property firm Khaokor Highland Resort Co Ltd expects to see a sales surge at its project in Khao Kho in Phetchabun province because of improvements to a major road.

Khaokor Highland Resort, which has 28 units on four rai and opened 12 years ago in Phetchabun, had an occupancy rate of 60% last year.

Highway No.12 between Phitsanulok and Lom Sak in Phetchabun is being expanded from two to four lanes.

Khaokor managing director Rattakhet Netprapa said the road expansion would improve transport links between Bangkok and Khao Kho, one of Phetchabun's most famous tourist destinations, and boost the company's land allocation project.

According to Phitsanulok Provincial Administration Organisation, the expansion of the 105-kilometre route will support the Asean Economic Community. Construction started early this year and will be completed in 2015.

The high-speed train link between Bangkok and Phitsanulok is another positive factor that will boost tourism and resort business in Khao Kho, 346km from Bangkok, said Mr Rattakhet.

The company has 1,700 rai in Khao Kho that it has accumulated over the last decade. The land is near Highway No.12 Km 100, where its Khaokor Highland Resort is located.

The resort, which has 28 units on four rai and opened 12 years ago, had an occupancy rate of 60% last year.

Of the 1,700 rai, 450 rai have been developed and allocated for sale. A total of 900 plots are priced at 7,000 to 15,000 baht per square wah, up from launch prices of 4,500 to 12,000 baht in 2009. All have title deeds.

Khaokor recorded 200 million baht in sales last year, up from 100 million baht in 2011. It targets 400 million baht in sales by the end of this year.

"We will not speed up sales but will keep land for an increase in prices in the next few years after the road expansion is completed," Mr Rattakhet said.

He said land allocation in Khao Yai and Khao Kho will be more difficult because of new city plans in each destination and a trend of environmental conservation.

"The second-home trend in provinces has expanded for the past few years, with Khao Yai leading the market," he said.
