Award-winning boutique developer, Nye Estate, catches the eye committing to innovative residential solutions

While the real estate market in Thailand during the past couple of years has been somewhat sluggish due to the prevailing political situation, the competition among emerging and longstanding real estate developers remains excitingly tight.

Against this challenging backdrop, Nye Estate Company Limited might be a new face in the field, having only been in the market for six years, but it has quickly risen to become one of the country’s best-recognised luxury developers.

Established in 2013, Nye Estate positions itself as a “Boutique Developer” having developed a number of projects including condominiums, cluster homes, town homes, single detached homes, mixed used projects, and retirement residences.

Each project is developed with a concept of “Breaking New Ground”, displaying innovative and distinctive design coupled with functionality, quality materials, and commitment to greenery.

“As a boutique developer, we operate like a tailor shop. We get into the details of design and functionality. Every project is developed as if it were our own so that we cater to the true residential needs of our customers,” said Sutee Limpanachaipornkul, President, Nye Estate Company Limited.

The president cites the company’s flagship residential project, KRAAM Sukhumvit 26 as a prime example of Nye Estate’s brand concept and its transformation into reality.

“Our idea in building KRAAM Sukhumvit 26 is to create a condominium that really feels like a complete home.”

The high-end condominium comes with full functionality for family life. For instance, KRAAM Sukhumvit 26 focuses on ventilation and lighting and avoids having any common walls between units so that fresh air can circulate in the rooms. Triple glazed mirrors prevent solar heat. 

A giant flame tree over 100 years old has been lovingly preserved to provide shade for the property. 

“We hired an expert to take special care of the tree and avoid any damage during the construction period,” Mr Sutee revealed. “We realise that the tree possesses sentimental value, environmental value, and rare-item value for our customers and community so we must preserve it.”

Another feature of KRAAM Sukhumvit 26 is the ample storage space in each room to ensure practical living in the home. To create more space, each unit has a yard area to house things like the washing machine and cleaning equipment. A dedicated storage area inside each parking area makes easily accessible space for golf clubs and whatnot. 

“The concept of ‘home’ infuses every aspect of the project in terms of its design and functionality,” added Mr Sutee.

Another project evidencing Nye Estate’s ‘daring to be different’ brand identity is Quarter Collection. In fact, it comprises three projects: Quarter Thonglor, Quarter 31 and Quarter 39. Together they offer a collection of urban residences in the heart of Bangkok.

Quarter Thonglor is a luxury single home project in Thonglor, comprising only 8 units, which is already sold out. Both Quarter 31 and Quarter 39 are remarkable for their modern-classic architecture, natural surroundings, exclusive atmosphere, and high-level facilities.

“Before we came along, almost every other developer who owned a piece of land in Sukhumvit would build a condominium, but we have another idea. We want to offer a new solution to the challenge of living happily in the heart of the city.”

“Our research showed us that a lot of people want to live in the Sukhumvit area if they can find a freehold home with the right profile for them. With this in mind, we came up with something different in the form of these luxury urban residential projects.”

Each unit has 380-480 square metres of space and includes a private lift and parking. Each unit’s four or five dedicated parking lots are underground beneath the unit. This assures residents of ultimate privacy because they don’t have to share parking. They also don’t have to share lifts.

“We are the pioneer in Thailand in designing underground parking areas which have the added advantage of utilising the space efficiently and also not spoiling the scenery.” 

Each unit has two styles of kitchen: Thai and Western. On the first floor, residents encounter a spacious living room overlooking gardens. Bedrooms are on the second and third floors. A maid’s room is also included in each unit. 

Common facilities include a swimming pool and gardens. These are located in the centre of the project so that everyone has easy access from their living room. 

“This gives residents the luxury to indulge in while not having to do the gardening or clean the swimming pool.”

The Quarter 39 has so far resulted in Nye Estate receiving two honourable ASA Real Estate Awards 2018 under HRH Princess Maha Chakri Sirindhorn. One award is for “Best Residential Development of the Year” in the Category of Townhome in the Price Range of Over 30 Million Baht. The company also won a special award for “Best Developer of the Year” and was the only company nominated in the category.

Three other significant accolades the company has garnered for Quarter 39 include Asia Pacific Property Awards 2017-2018; Five-Star Awards for “Best Architecture Single Residence”, “Best Residential Landscape Architecture”, and “Best Property Single Unit”.

Commenting on the company’s current and future business plans, the president added: “We’re looking to launch an exciting new luxury project on Ruamrudee; Prem Ruamrudee. It is ready for exclusive Pre-Sales on June 29-30 at Prem Sales Gallery. Moreover, we are expanding into different segments, creating more alternatives for customers with new concepts.”

The Company is also partnering with Otium Living, an international senior-living specialist, and sourcing consulting services from Audley Group, the top developer and operator of luxury retirement villages in the United Kingdom.

“Going forward, this will help us expand into the retirement segment, both domestically and internationally.”
