NHA ready to launch 22 housing projects

B4.7bn investment in low-priced schemes

The National Housing Authority (NHA) plans to launch 22 projects with 7,812 units worth 4.7 billion baht in July.

Among them are an 800-unit condominium in Bang Yai near the Purple Line and a condo with unit prices from 413,000 baht in Chiang Mai's San Phi Sua area.

Chairman Suchatvee Suwansawat said the two projects are the most attractive as they are in prime locations and unit prices are lower than those of other developers in the same areas.

The 7,812 units will be among 50,205 from 96 projects planned nationwide by the NHA at a cost of 40 billion baht until 2016.

More than half were earlier planned to develop under the Baan Eua-arthorn low-cost housing scheme which NHA will no more continue development. About 45,000 will be residential and the rest shophouses. 

Among residential units, 70% will be in condos and the rest duplex houses.

Due to higher development costs, unit prices will start at 470,000 to 750,000 baht, while Baan Eua-arthorn units will start from 390,000 baht.

"After we have revised the whole development plan into three groups, we will submit it again to the National Economic and Social Development Board in early June and hope it will get approval in July so that we can start the projects immediately," Mr Suchatvee said.

The Baan Eua-arthorn scheme has about 20,000 units nationwide available for sale at prices of 390,000 to 500,000 baht. Around 15,000 units are ready to transfer.

Meanwhile, a residential project on Mass Rapid Transit Authority of Thailand land near the new mass transit lines, a cooperation with the NHA, will include two plots in the first stage.

They will be on a 14-rai site at a depot of the Purple Line near Khlong Bang Phai station in Bang Yai and an 18-rai plot at the Green Line park-and-ride area at Bang Ping station.

The condos will be available on a leasehold contract.

Mr Suchatvee said the NHA had asked HSBC and Bangkok Bank to study securitisation of its housing loan valued at about 10 billion baht.

It has liabilities of 42 billion baht and assets of more than 60 billion baht.

The NHA recorded a net profit of 90 million baht in the first quarter this year after a net loss of around 400,000 baht in the previous quarter.

The NHA board approved to appoint deputy governor Krishda Raksakul to governor.

His name will be proposed to the Social Development and Human Security Ministry pending cabinet approval in July.
