Thailand's airports see recovery & rise in holiday season traffic, Chinese, largest investor in Thai property this year, eye Bangkok condo investments & jump in Thais investing outside of Thailand.

Airports see recovery & rise in holiday season traffic

Passenger traffic through all six of Thailand's main airports this holiday season is enjoying a healthy recovery from a year ago, when the political turmoil depressed growth. This holiday season (Christmas-New Years season, the period between Dec 26 and Jan 5 ) is projected to see an 8.5% increase in passengers, a total of 3.4 million passengers or 309,111 a day with 2,010 takeoffs and landings a day at the six main airports run by Airports of Thailand (AoT). The rise reflects the return in air traffic growth throughout the country, driven by the post-coup political stability that has been reviving inbound tourism.

All but two of the six AoT-operated airports envisage a double-digit growth in the period, while Suvarnabhumi and Phuket airports see a decline.  Suvarnabhumi, the airport that most people enter and leave the country from, expects a 4.4% drop in passenger traffic due partly to the airport's limited capacity and budget airlines moving to Don Mueang, Bangkok's other airport, now one of Southeast Asia's largest low-cost carrier (LCC) hubs. In the current holiday season, Don Mueang is expected to handle 43.4% more passengers and 25.3% more flights than a year ago.

Phuket, the country's third busiest airport, will see a 2.5% drop in passenger throughput due to the airport's limited capacity where demand has been far exceeding capacity for years. In Chiang Mai  passenger traffic was up by 21.4%  and Chiang Rai had 26.2% growth in passenger volumes.

Chinese, largest investor in Thai property this year, eye condo investments 

This year the Chinese made up the largest investor group interested in the Thai property market, followed by those from Japan, Hong Kong and Singapore. Chinese investors are eyeing new condominium development in Bangkok this year, with at least three groups planning to launch three new sites next year near mass transit and in eastern Bangkok worth a combined 5 billion baht. One project will be located near a station along the On Nut extension line of the skytrain and another near the subway station on Ratchadaphisek Road.

Chinese developers that invest in Thailand usually have their own contractor to build the project, import construction materials from China and tap Chinese buyers as a target buyer group. Chinese investors have been looking for investments outside of China as China's economy has not been so good recently. China's government has also been using preventive measures to avoid a dangerous bubble in the property sector. Thailand is very attractive to them, as property prices are not as high as in Hong Kong or Singapore and the number of Chinese wanting to buy a condo in Thailand is increasing. Besides Bangkok, Chinese investors are interested in Pattaya, Hua Hin and Chiang Mai, the favourite travel destinations of their fellow Chinese.

Most of the Chinese investors were interested in the middle-priced market segment of 70,000 to 80,000 baht a square metre and unit sizes of 35-40 sq m. at locations such as Sois Thong Lor, Asok and On Nut as well as Rama IX and Ratchadaphisek roads.

Jump in Thais investing outside of Thailand

Outward portfolio investment increased by almost 41% from January-October, a sign that local investors were flocking to other markets which yield comparatively higher returns with lower risks than investments in Thai markets.

Globally, 2014 has been a volatile year for currencies on speculations of further monetary policy easing  by major central banks in China, Japan and the European bloc. Bank of Japan is expected to continue pumping more money into the system to stimulate economic growth, a monetary policy that could lead to further pullback in the yen and bolster Japanese equity markets. China is also expected to launch an economic stimulus to spur its slowing economy. European monetary policy will likely be eased more to boost economic growth in the euro zone, so liquidity is expected to still flood the market in 2015.

Thai portfolio investment abroad at the end of October amounted to US$35.2 billion, up $10.2 billion from $25 billion at the end of January with most of it, $34.5 billion, in mutual funds.  Hong Kong was the main investment destination for portfolio investment at 27.1%, followed by Macau at 13.1%, Turkey (11.8%), China (9.62%), Luxembourg (8.39%), Brazil (6.46%), Indonesia (4.42%), the US (4.13%), Switzerland  (2.31%) and Singapore (2.16%).
