‘U Charoen Estate’ launches billion-baht upscale horizontal residential development

Upscale semi-detached house and townhome project launched amid real estate rebound targeting Bt700 million sales in 2023

“U Charoen Estate” is kicking off the new year with a new property development project comprising opulent semi-detached houses and townhomes.

Valued at a billion-baht, Baan U Charoen EastVille stands out with its unique design concept that draws much of its inspiration from the lavish lifestyle of the Big Apple’s upper-crust neighbourhoods. Set in a 4-plus-rai plot in Bangkok’s affluent Ladprao district and featuring only 28 units, the project is set to meet the sophisticated lifestyle needs of new-generation homeowners by offering an abundance of peace and privacy. For the sourcing and designing of fine furniture for the interiors, the company is working in collaboration with Quattro Design Co., Ltd.

As such, we have set a sales target of Bt700 million for 2023.”

In terms of its 2023 business plan, U Charoen Estate is kicking off the year with the launch of Baan U Charoen EastVille, worth one billion baht and set in an over 4-rai area in Bangkok’s Ladprao neighbourhood. The project comprises 28 residential units of swanky semi-detached houses with a gross area of 431 square metres and luxury townhomes with a gross space of 437 square metres. Prices start at Bt38 million.

U Charoen EastVille’s outstanding features are manyfold. The remarkable project is set in one of Bangkok’s most sought-after locations, just 300 metres from Central EastVille. Moreover, it is well served by a convenient network of roads and offers easy access to a main thoroughfare and expressway.

However, the real highlight of the project is its design concept. The architecture derives inspiration from the extravagant lifestyle of inhabitants of upscale neighbourhoods in New York City’s Upper East Side comrising Madison, Lexington, and Park avenues, thereby being all set to satisfy the modern lifestyle aspirations of residents who are passionate about travel and art. The designs of the semi-detached houses and townhomes allow dwellers to adapt their home’s main functions, whether to be a straight home or a home office. A haven of peace and privacy, residents’ personal needs are highly prioritised.

As for choosing and designing furniture for the interior, Thailand’s leading designer Khun Praowphan Laohapongchana, Co-founder, Managing Director and Design & Creative Director of Quattro Design Co., Ltd., is the person in charge. “Quattro Design’s design philosophy involves sourcing and manufacturing home furnishings that come across as an unusual blend of all senses as well as form and function,” she reveals. “The furniture must be compatible with the diverse needs of each individual and reflect the experience and perspective of the designer.”

“This project lays great emphasis on conjuring up a unique feeling in each room and conveying that through the style, form, colour and texture of the chosen furniture. The result is a distinct uniqueness of each living space adorned with custom-made furnishings.”

The project has a full range of modern amenities. The common area hosts a clubhouse, a conference room, recreational spaces, indoor and outdoor fitness rooms, and a swimming pool with saltwater chlorinators, to name a few.

In terms of the company’s marketing strategy, Baan U Charoen EastVille is aiming to achieve greater penetration by reaching out to the target groups through online and offline channels and the use of creative advertising media like billboards and video content. Collaborations with key opinion influencers and celebrities from different sectors are also in the works. These include the well-known designer Khun Praowphan who is involved in choosing and designing interior furniture for the project. The goal is to achieve greater brand awareness among the target groups.

The company is also teaming up with partner CBRE, the globally recognised real estate consulting firm, that has been appointed as the project’s joint sales agent.
