AP Thailand Posts Strong Q1 Results, Eyes Expansion 

Robust Q1 performance underlines AP Thailand’s financial strength as it moves ahead with 42 new projects in 2025. 

Bangkok, May 14, 2025 – AP (Thailand) Public Company Limited has reported robust first-quarter 2025 results, reaffirming its position as a financially resilient leader in Thailand’s real estate sector. The company posted total revenues of THB 9,509 million, net sales of THB 12,110 million, and net profit of THB 864 million, supported by a solid debt-to-equity ratio of 0.68.

While the Thai economy in Q2 remains challenging, AP Thailand is confident in its strategic focus, reinforced by prudent cash flow management, cost control, and strong access to quality funding. 

Low-Rise Projects Lead the Way 

In Q2, the company plans to launch seven new low-rise projects worth a combined THB 12,100 million, alongside the continued marketing of over 180 ongoing developments to generate steady cash flow. 

Additionally, three condominium projects worth a combined THB 8,100 million are set for ownership transfer: 

  • ASPIRE Sukhumvit–Rama 4 (Vertiplex units), near BTS Phra Khanong, starting at THB 3.89 million
  • ASPIRE Onnut Station, just 200 metres from BTS On Nut, starting at THB 4.19 million
  • ASPIRE Arun-Prive, a low-rise option starting at THB 3.79 million 

Twin Homes and Townhomes Target New Zones 

The Townhome and Twin Home Business continues to expand into new areas, including Muang Ek Vibhavadi–Rangsit, with a pre-sale scheduled for Grande Pleno Vibhavadi–Rangsit (starting at THB 5.49 million). AP is also building on its Bang Na success with Baan Klang Muang The Edition Bangna 2, a three-storey twin home project near MEGA Bangna, starting at THB 10 million.

The Greatest Home Concept: Single Detached Projects Across Segments 

In the single detached home category, AP will launch five new projects under three flagship brands, aligned with its "The Greatest Home" concept—homes designed to meet the needs of every generation. 

Highlights include: 

  • THE PALAZZO Pinklao–Borom – ultra-luxury mansions with a 1,500 sq m* clubhouse, starting at THB 50 million 
  • THE PALAZZO Krungthep Kreetha – a 1,140 sq m* design-forward residence, starting at THB 75 million
  • THE CITY Ratchapruek–Phrannok – British Modern Tudor architecture on 100+ sq wah plots, starting at THB 25.9 million
  • CENTRO Sathorn–Suksawat – modern Japanese-style urban family homes, starting at THB 9 million
  • CENTRO Ladprao–Serithai – modern English-style homes in a new Rustic Farmhouse design, starting at THB 12 million 

2025 Outlook: Ambitious Targets and Widespread Reach 

In 2025, AP Thailand aims to achieve total sales of THB 55,000 million and total revenue of THB 52,000 million, including full recognition from joint ventures. The company plans to launch 42 new projects valued at THB 65,000 million, comprising 15 single detached home projects worth THB 26,500 million, 18 twin home and townhome projects worth THB 15,000 million, six condominium projects worth THB 20,200 million, and three provincial projects worth THB 3,300 million.
