Property developer Magnolia Quality Development Corporation (MQDC) plans to launch The Forestias Signature Series, a 44-storey residential tower worth 5.9 billion baht, targeting those seeking large urban condos.

Yuthana Tantiyanon, president of MQDC's property business management, said MQDC is constructing The Forestias Signature Series, which is situated within The Forestias development on Bang Na-Trat Road KM7.

"The Forestias Signature Series will be for people who enjoy living in bigger condominiums with a pool, surrounded by nature, and with an easy access to the wide range of conveniences and services of city-centre life offered at The Forestias," he said.

The Forestias is one of Thailand's largest private sector property development projects, with every aspect purposefully designed for healthier living. Located on 398 rai of land, it is also the location of the ultra-luxury Six Senses Residences.

The Forestias Signature Series residences building is located next to the 30-rai forest at the heart of The Forestias and is directly connected to the 1.6-kilometre canopy walk elevated walkway that winds through the forest.

"We have only 122 spacious residences on the 44-floor tower and every unit will have panoramic views over the forest and the magical festivals regularly organised in and above the forest," Mr Yuthana said.

Unit sizes start from 140 to 350 square metres, with a 917 sq m penthouse on the 43rd floor. There are multiple options for the number of bedrooms, ranging from two to five.

Prices start from 37 million baht for a two-bedroom unit and from 49 million baht for a three-bedroom one.

Designed by renowned architecture firm Foster+Partners, the building prioritises residents' privacy. To achieve maximum privacy for residents, the building has multiple service corridors and service stairways.

"These allow technicians to service building systems, such as the plumbing of residences, without going inside a home, and to constantly maintain the building to a premium standard without spending much time in public spaces," Mr Yuthana said.

The floor layouts will also allow separation of areas used by home service helpers, such as the Thai kitchen and their own accommodation. Every unit will also have a private lift lobby.

The project will boast an array of amenities including outdoor sitting areas, private gardens, a multi-purpose lawn, a forest terrace and a treehouse. The construction of the building's façade will incorporate a special material designed to enhance cooling efficiency.

A private lobby will be provided for the exclusive use of residents that is separated from the general lobby.

Construction is expected to be completed by the end of 2025, with piling work already finalised. The basement floor is currently under construction and the sample unit showrooms are set to open on July 8, 2023.

Special VVIP pricing privileges worth more than 2.5 million baht will be offered on the first 30 units booked before June 30, 2023, with other privileges at Indigo Hotel facilities worth up to 500,000 baht. Potential homebuyers are invited to call in at number 1265.

Kittiphun Ouiyamaphun, MQDC's president responsible for the entire The Forestias development, said four other branded residential offerings at The Forestias received a good response and sales in those projects had already exceeded 22 billion baht.

"The strong interest was due to more people wanting to live in a healthier environment like ours, with a lot of green space around them and one that has been purposefully designed for healthier living by some of the world's most respected firms," he said.

The confidence that people have in the high investment potential of these residential properties because of its location in the Eastern Economic Corridor (EEC) has also been a driving force boosting their attractiveness, he added.

The Signature Series residences are located close to the Hotel Indigo at The Forestias, which is being built in a complementary neighbourhood style that reflects the close-to-nature theme of the residences, with a passageway directly connecting the two buildings.

"The easy connectivity to a hotel and its food and beverages, as well as other services and facilities, provides an important extra benefit for homeowners," Mr Kittiphun said.

Other residential projects at The Forestias are already at an advanced stage of construction.

They include the Six Senses Residences The Forestias, Mulberry Grove Villas, Mulberry Grove condominiums, Whizdom condominiums and The Aspen Tree condominiums and Sky Villa residences that offer holistic lifetime care services and facilities.

On June 10-11, people can see the homes in virtual reality and receive more information at an event, The Forestias Story and Beyond, to be held at Siam Paragon's Paragon Hall (5th floor).
