Hyde Park Garden Vibhavadi sells out VIP first phase, totalling 1.4 billion baht

Koon Estate Limited and Asia International School Limited (AISL), the educational administrator of 10 Harrow International Schools in the Asian region, have launched "Hyde Park Garden Vibhavadi," a super-luxury detached housing project situated next to Harrow International School Bangkok, valued at more than 6,500 million baht. The developer is confident that it will cater to the needs of families with high purchasing power, both Thais and foreigners. Reservations for the first phase of the VIP sale exceeded the target of 50%, totalling 32 units, with a combined value of more than 1,400 million baht.

Nuttawat Kuvijitsuwan, Chief Executive Officer of Koon Estate Company Limited, revealed, “The launch of Hyde Park Garden earlier this year has been well-received, especially by Thai families with children studying at Harrow International School Bangkok, accounting for 90 percent of the interest. The project's highlight is its location, which is adjacent to the school. There is a pedestrian walkway connecting to the school without the need to cross the main road. Moreover, it is easily accessible to the central business district via the Don Mueang Tollway and the Red Line Train. The project is surrounded by comprehensive amenities, including Don Mueang Airport, golf courses, department stores, and neighbourhood malls. It is a model community for education and harmonious living, suitable for both residential purchases and long-term investments.”

Currently, there are 50 percent reservations for the first phase, totalling 32 units with a combined value of more than 1,400 million baht. The project comprises three sizes of detached houses: Type M, Type L, and Type XL, starting at 73-166 square meters, priced from 38-81 million baht, with a usable area of 412-880 square meters. The design features the Modern Tropical concept, which is trendy yet provides a relaxing resort-like ambiance with houses facing north and south to catch the breeze, not the sun. The parking can accommodate up to five cars with EV chargers. There is a personal elevator within each home. The functions of each room are thoughtfully divided, with a private swimming pool inside the house.

Due to our past school development experiences, we understand that the living environment outside of school is just as important as education. Therefore, we aim to create a 'Family Community' prototype to promote a high quality of life, create a conducive environment, and facilitate educational benefits. Drawing from our experience in school development, we have contributed to the project by designing home functions and facilities that meet the needs of parents and children. These include a spacious clubhouse that family members can fully utilise, a 25-meter-long saltwater swimming pool with a children’s pool, a large garden spanning over 5 rai, a dedicated bicycle lane for children to ride to school via the expressway connecting to the school gate, a gym and studio for yoga, pilates, and ballet, a conference room, a study area, a party room, and a music practice room.”

Charnwit Pasuwat, Head of the Project Design Development Department at CBRE (Thailand) Company Limited, a world-class real estate consulting company, said, “The luxury detached housing market continues to grow steadily. The launch rate of new projects increased by 205 percent compared to the first half of 2022. Particularly in northern Bangkok, there has been an 81 percent increase in new project launch rates during just the first half of this year compared to the full-year figures for 2022.”

The northern Bangkok location, especially in the Vibhavadi Rangsit and Don Mueang area, is considered a potentially crucial location because the infrastructure is already well-developed, including transportation routes by car, electric train, and proximity to the airport, especially Don Mueang Airport, which has a third-phase expansion plan. There is also a project to expand the government centre area. These factors have led to an expansion in the demand for housing in the area. Another indicator of the potential of this location is that current land appraisal prices have increased by up to 25 percent, while in the Bangkok area on average, they have only increased by 2.8 percent.

“As CBRE has marketed and sold luxury homes in the past, we have found that there is a high demand for single-detached houses in the northern part of Bangkok. However, there are very few projects launched for sale in this location, compared to other residential areas, mainly because most of the land has been developed commercially or is designated for government offices. The Hyde Park Garden Vibhavadi project is considered the first of its kind in this location, offering outstanding features in terms of home design that satisfy the demands for luxurious yet modern homes, emphasising excellent usable space with attention to every detail. Additionally, it offers a wide selection of premium-grade materials and equipment, along with a variety of central designs that focus on maximum practical benefits. The scarcity of projects in this location, coupled with continuous demand, has led to a sales rate of 100 percent in the Vibhavadi and Don Mueang area,” added Mr. Chanwit.

“In addition to being a residential project that caters to the needs of residents, the fact that the project is located next to Harrow International School Bangkok also adds value to buyers in terms of investment. There is a market for renting housing among both Thai and foreign families who have children studying in the school, as well as a resale market that is more flexible because new demand arises every year. With these factors, the project stands out in the lively luxury home market of the past year.”
